Improvements

If you are embarking on improvements or renovations to your property always seek professional advice to make sure you are abiding by any local planning or other laws. Don't assume the laws are the same as UK - they are not!

Don't buy a property solely on the basis of renovation or embark on any projects until you have checked out these important points.

• Use an architect. Make sure they registered with the local chamber of architects and that they carry adequate professional indemnity insurance.

• Check how long they have been practicing and take references. There's no substitute for experience.

• Neighbours can be a problem when it comes to renovations so find out what they're like. Talk to them and tell them your plans and see what they think.

• Keep all business on a business footing - contracts, instructions in writing and regular recorded meetings.

• Keep a copy of all the documentation you can, and notes of meetings, telephones calls and processes followed. If you never need them – great.

• Think hard before working with ‘friends’, it may be harder to be objective and if things go wrong, and you’ll lose more than money.
